A change order is a job that is added or removed from the initial work volume of a contract, but it may change the initial contract amount and/or completion date depending on the size of the change. An amendment mandate may require a new project to address significant changes in the current project.  The term “change order” is ubiquitous in the construction industry, but it is unlikely that you exist anywhere else. As a new practitioner, it is important to have a good deal of control over change orders; This is indeed the rare case where the parties do not have at least one controversial change order. In this article: (1) the basic definition of an amendment order, (2) the “changes in work” clauses and the legal basis for the change orders and (3) some guidance for the handling of amendment disputes. A change order is a document that indicates and defines changes to a construction plan. The amending decision is an amendment to the original construction contract. A project manager then usually generates a change mandate describing the new work to be done (or, in some cases, not) and the price of that new work. Once the change order is filed and approved, it is normally used to amend the original contract so that the change mandate will now become part of the contract.
In addition to the need for proper documentation in your business, change orders are an important tool for managing expectations with your customers. Some contractors like informal work without contracts and negotiate changes as needed, but contracts are important to the client and contractor and we would encourage all contractors to work with them. The most important function of construction modification contracts is that they show the customer that more work costs more money. Change orders have been placed to help you manage the client who always wants more for less, and if you are combined with a detailed volume of work, it`s easy to make sure that both parties are treated fairly. Changes can be complicated if you don`t manage expectations from the start, so here you`ll find a step-by-step guide on how to do it right the first time: a written order from the owner, architect, engineer or other authorized person to deviate from previously agreed plans and specifications for construction. The management of change orders is a critical aspect of a construction contract, as change orders often change the cost of the contract, usually by more than would be expected. Many subcontractors offer jobs at break prices to ensure the job, confident that many modification contracts will provide the necessary benefit. The process of approving a series of amendments begins when one of the parties requests an amendment to this agreement. The contractor establishes a “proposal for modification” with a price for the additional work.
Once the owners and contractors have agreed on the scope, price and timing, a formal and written change order will be prepared and signed by all parties.
